| If you can buy a home without borrowing money, congratulations! You are in the minority. If you’re like most people, you’ll need a loan – but there’s good news:
There are plenty of mortgage products out there to suit your needs. See our Mortgage section to learn more. Once you have an understanding of what loan you need, you’ll want to shop for the best rates. We have partnered with Summit Mortgage as we know and trust that they will find the best deals for our clients. Once you find a mortgage broker and a loan, you’ll want to get pre-approved. This means that the mortgage broker will have to verify and analyze your personal information such as your employment history, assets and debt, and your credit report. Once the mortgage broker has this information he or she will work with multiple lenders to find you the best loan. There are several benefits to using a real estate agent when looking for a new home. A real estate agent can serve as a buyer’s agent for you and represent you exclusively when entering a transaction. The agent will have your best interests in hand, and must keep your information confidential to negotiate the best price for you. A good Realtor® will have plenty of experience with the paperwork needed to make an offer, and will have key insights as to what to write in them to avoid problems later.
A Realtor® will also have access to RMLS which is the regional multiple listing service and other tools that can make searching for that perfect home efficient for the buyer. For example, the robyn and jessica team uses a tool called Home Quest, which automatically sends an email to prospective clients with the latest RMLS listings that fit their search criteria. Once you’ve found a house, a Realtor® will be able to give you a good idea of what the market value for the house is. This is important, because you want your offer to have the best chance of being accepted by the seller.
If your offer has been accepted, you’ll want to have a home inspection completed. This ensures that you are aware of any potential problems that the house might have structurally, before you move in. It also gives you the opportunity to decide that the house is not the right fit for you if the inspection reveals a major problem with the house.
