| Once your offer or counter offer(s) has been mutually accepted, you’ll move into the closing and settlement process. This is the process where a Title Company acts as a neutral third party and follows the instructions give to them by the buyer and sellers. At the end of the process the title company will ensure that the seller gets the proceeds from the sale and that the buyer gets a clear and marketable title. The escrow officer works for the title company and their job is to obtain signatures for the title transfer, lending documents, and other documents needed for the transaction. They also do things like transfer funds from the lender to the seller, and collect the earnest money from the buyer.
Once the transaction has been closed which means that the seller has received the money from the sale and the title has been transferred to the buyer, you are now entitled to the keys of the home. You can now move in and enjoy your new home!
